We accept all types of real estate donations, including:

  • rental property buildings,
  • commercial real estate,

Properties in any location, condition, and format are eligible for donation.

How It Works

Step 1: Submit

Fill out the donor information form below. To donate real estate, we must have written consent from any and all property owners.

Step 2: Evaluate

A CARS donation specialist will evaluate the property and verify the valuation, liens, condition, and closing costs of the property.

Step 3: Sell

If the donation is confirmed, the specialist will idenitfy the best sale method and liquidate the assset for the maximum value.

Step 4: Close

CARS will handle every step of the sale, including sending the proper IRS forms and providing the sale proceeds to Feeding San Diego.

Real Estate Donation FAQs

Any property with positive equity, a clear title, and no environmental issues. We cannot accept timeshares and mobile homes.

You must have written consent from any and all property owners. The title report will show ownership information.

Yes! Before selling, our partner will determine whether the likely value of the property exceeds the balance on the mortgage. If there is sufficient equity to pay off the mortgage balance and a surplus remains, we can accept the donation.

Real estate donation tax deductions are based on the full appraised value of the property. Typically, donors can deduct the difference between the cash received and the fair market value, as determined by the appraisal. Donors may not deduct proceeds that were applied to the mortgage balance or back taxes.

Consult your tax advisor for specifics, as individual situations vary.

The donor is generally not asked to pay anything out of pocket. If the property is listed with a broker, our partner will pay the commission owed based on either the list price or the tax assessor’s value. Our partner will pay off all unpaid liens at closing. There are no closing costs to the donor.
